Gated Communities
There are a variety of gated communities in the Park City and Deer Valley area. All of them are rich with wonderful amenities revolving around the mountain resort lifestyle.
The popularity of living in gated, or private communities has been rising in recent years. People are attracted to living in these communities mainly because of security, lifestyle and protecting the property values. Many gated communities are designed with amenities built around our resort lifestyle, with golf courses, skiing, fly fishing, tennis, swimming pools, or equestrian facilities. Gated communities are usually located on some of the most desirable land in the area. Prime land, combined with careful planning and HOA rules create an environment where home values hold up extremely well.
Gated communities aren't for everyone.But with strong protection of property values, increased security, less traffic and amenities for your specific lifestyle, they are appealing to more people each year.

Deer Valley Resort Gated Communities:
Bald Eagle (ski in/out) -
Bald Eagle sits above the Silver Lake Village at Deer Valley Resort and features some of the most desireable ski homes in all of the world. As one of the first ski in/out communities in the area this prestigious neighborhood has residences that will be sure to please the most discriminating buyer. The views and resort access are hard to beat.
Red Cloud (ski in/out) -
Red Cloud is the crown jewel of the newly developed Empire Pass area of Deer Valley Resort. It consists of only 30 custom homesites surrounded by pines, aspens, breath taking views and of course the ski runs of Deer Valley. Homesites range in size from one to two and a half acres. It is also a part of the prestigious Talisker Club community.
Deer Crest (ski in/out) -
Located on the eastern side of Deer Valley Resort looking down upon the Jordanelle Reservoir and out to the Uinta mountains, Deer Crest boasts some of the most spectacular views and incredible ski homes in the entire area. There are a wide variety of properties available from the 146 single family home sites to various condos and townhomes including the prestigious St. Regis Resort. With over 60% open space there are miles and miles of hiking, mountain bike, ski and snowshoe trails through out this community.
Park City Area Gated Communites:
 Glenwild -
Glenwild consists of less than 200 homesites on 950 pristine acres. This scenic and peaceful community features a Tom Fazio designed championship course and a stunning 37,000 square foot clubhouse and spa. One of very few gated communities located within Park City's outstanding school district.
Tuhaye -
Tuhaye is an exclusive gated community designed to take full advantage of the natural environment. You will be taken back by the tremendouse views of the surrounding mountains and resorts from many of the homesites. It is also a part of the prestigious Talisker Club, providing extensive recreational and social opportunities from the private on mountain Tower Club at Deer Valley Resort to the exclusive Mark O'Meara championship golf course. There are just too many amenities to list. Custom single family homesites available as well as golf cottages.
The Colony (ski/snowboard in/out to The Canyons Resort) -
The largest ski in/out homesites in North America; home sites range from 4 - 26 acres. The newest phase release in The Colony at White Pine Canyon is phase 4B, home sites averaging 6 acres each. Located on the slopes of The Canyons Resort, Utah's largest ski and snowboard resort. This exclusive gated community will ultimately consist of 274 home sites, being developed in 5 phases with each phase release selling out fast. This is an incredibly unique community. Do not miss out!
Promontory Ranch Club - Promontory is a gated golf community on the outskirts of Park City. The neighborhood is home to some very high end beautiful homes. They have 2 golf courses currently in operation; the Pete Dye Canyon Course & the Jack Nicklaus Course. They are ultimately planning on having up to 5 golf courses in this community. *Promontory has been struggling with some issues this summer. The developer has run into some financial trouble. However the club and owner amenities seem to have been unaffected and the community is still a great place to have a property. There is currently a fair amount of new inventory in Promontory. There are a number of spec builders that have become very motivated with the current economic conditons. Due to the high inventory and market fear, there are some incredible values in this community.
Heber Valley:
Red Ledges *NEW* - Jack Nicklaus signature golf course has been completed and should be open to play next spring! This is a wonderful community with plenty of amenities to offer. They are slated to open a state of the art indoor clay tennis court complex with a Cliff Drysdale tennis academy on site. Currently the developer has a leaseback opportunity on one of their cottage units that is about to be completed. They would like to lease back from the buyer to use as a sales model @ 8% of purchase price per year, 2 year lease w/ 2 option years. Monthly lease approx $10,000/month to the buyer + HOA dues.
